WAITING LISTS FOR APARTMENTS

OPENING OF THE
ONE-BEDROOM WAITING LIST

Please be advised that as of Monday, October 1, 2007, the one bedroom waiting list is open. Applications will be available for pick up at the Management Office located at 80 LaSalle Street, New York, NY 10027.

Under no circumstances will applications be mailed/faxed out to anyone nor will completed applications be accepted via mail or fax. You must pick them up and deliver them in person to a representative of the Sales and Transfer Office.

TWO-BEDROOM WAITING LIST

Please be advised that as of Wednesday, November 1, 2006, the two bedroom waiting list is open. Applications will be available for pick up at the Management Office located at 80 LaSalle Street, New York, NY 10027.

Please be advised that as of April 1, 2008 the selling prices of our apartments were increased. These prices are approximate and are as follows:

Studio 216,400 to 247,200
1 Bedroom 326,100 to 449,600
2 Bedroom 525,400 to 633,800
3 Bedroom from $684,200 to $815,900

Should you wish to be removed from the list, please fax in your request to the Sales & Transfer Office at: (212)749-9249 and your $500 deposit will be returned as soon as possible. Please make sure your name, address and contact number are clearly indicated on the request, along with the designated waiting list you are on.

About the Waiting Lists

The Corporation maintains waiting lists capable of providing adequate reserves of qualified purchasers of shares for apartments of all sizes at the Total Selling Prices, as defined in the Bylaws.

There are two main waiting lists: the first for internal transfer applicants and the second for outside applicants, including individuals who have left Morningside Gardens and wish to return. Internal transfer applicants for each size apartment have priority over all outside applicants for the same size apartment. Both the internal transfer and the outside waiting lists are comprised of sublists for each size apartment, determined by number of bedrooms.

The waiting lists are posted in the Management Office, if you wish to check your status.
